Instead of milling and repaving your parking lot, an asphalt overlay may be an option. While certain conditions must be in place in order to safely and successfully perform this service, an asphalt overlay can be a practical, affordable solution for your parking lot.

An asphalt overlay is a new, fresh layer of asphalt that is added on top of a preexisting, stable structure. Despite pavement that is weathered and damaged after years of use, enough of its integrity might remain intact to revitalize it with an attractive, professional overlay. A resurfaced blacktop or parking lot will last, on average 10-15 years where a full replacement has a lifespan of 15-20 years.

How do I know if I need asphalt resufracing?

Asphalt resurfacing is ideal for blacktops with cracks or uneven surfaces. It’s not necessary to have your asphalt resurfaced for just a few cracks but if you notice cracks throughout the surface, it’s time to look into resurfacing.

Uneven surfaces can be hazardous for pedestrians, especially in the winter when snow and/or ice can accumulate. Low lying areas can also hold water, increasing your flood risk. By resurfacing an uneven blacktop, we can help alleviate these problems, or address them before they become a problem.

Important Factors for an Asphalt Overlay

Asphalt overlays aren’t right for every situation. Your parking lot does need to meet a number of prerequisites to determine if an asphalt overly makes sense.

  • The pavement must be structurally intact.
  • It must be able to withstand repairs, including crack filling and smoothing, and cleaning prior to having a fresh layer of asphalt applied.
  • There must be a minimum thickness of 1.5 inches of existing asphalt.
  • If any milling must be done, a complete asphalt replacement should be considered, instead.

Asphalt Overlay on Concrete Surfaces

Although asphalt can sometimes be applied to concrete, it is typically not recommended for a few different reasons. First, when concrete deteriorates, it often does so to the point that it should be ripped up instead of paved over. Where asphalt is compressed and compacted, concrete is not. Instead, concrete simply fills in the voids in the ground below it when it is poured.

Further, when concrete is initially laid, it should have expansion cuts in the surface to help with expansion and retraction that happens with the change in temperature throughout the year. Putting a layer of asphalt over these cuts will cause the new asphalt layer to shift over time, which will result in the need for crack sealant.

The Asphalt Resurfacing Process
  • All necessary repairs should be completed to the existing pavement before the resurfacing process begins and any debris should be removed from the surface.
  • Objects like storm sewers or manhole covers may need “risers” to compensate for the height of the new pavement.
  • A tack coat will be applied to the old pavement to help it bind to the new pavement.
  • The asphalt is laid. Plan to keep the area clear of vehicles and pedestrians for 1-3 days to allow it to dry.

Asphalt Overlay FAQs

Asphalt overlay won’t last as long completely new asphalt, but if installed properly asphalt overlay can help add an additional 8 to 15 years to the life of your surface. The lifespan of Asphalt Overlay also depends on a variety of different factors such as the current surface condition, the weather, the amount of traffic on the surface, and other factors.

The total cost of asphalt overlay depends on a multitude of different factors including the size of the surface, the crew size required, the current condition of the surface, and other factors. Typically asphalt overlay is significantly cheaper than concrete or traditional asphalt which makes it a great option for many different projects.

It is possible to have asphalt overlay applied directly over concrete, however this isn’t typically recommended as this will cause more problems in the long run. Concrete and asphalt are different material that behave in different ways to outside forces, and because of this it is common to see asphalt overlay over concrete deteriorate much quicker than it should.

Your average asphalt overlay is typically thought of to be roughly 1.5 inches in thickness. It is possible for the overlay to be slightly thicker or slightly thinner depending on the surface and what is required to help protect it. Each project must be personally analyzed and then an action plan must be developed with the proper thickness for that specific project.

Each project is unique so there must be an analysis of the current surface before there can be a decision on whether it should be an asphalt overlay or restarting with brand new asphalt. An asphalt overlay is typically a better option for lightly damaged asphalt that just need another layer of protection. While starting fresh with all new asphalt is recommend for extremely damaged asphalt that is beyond the repair of an asphalt overlay.
